Landmark has provided assessment, investigation, cleanup, and hazardous buildings material surveys to Opus since 2000. The work has been conducted in preparation for the acquisition and redevelopment of commercial properties for office, retail and residential uses. Examples of these projects include US Bank West Side Flats corporate office in St. Paul, MN, the Best Buy corporate headquarters in Richfield, MN, the various retail shops of Arbor Lakes in Maple Grove, and Grant Park retail and residential in Minneapolis, and other properties in Minnesota, Illinois, New Jersey, South Dakota, and Wisconsin.
The West 7th Street property in downtown St. Paul included the redevelopment of six parcels. The property has been developed prior to 1885 with commercial developments such as retail stores, hotels, a bottling company, carpenter shops, a lumber yard with multiple outbuildings, and a large hardware store.
Landmark prepared the Phase I ESA and completed multiple soil investigations so that the Response Action Plan could be streamlined and implemented to meet the construction schedule. Landmark also completed several asbestos surveys prior to the demolition of the site buildings, which had a complex history of modifications and additions. By working closely with the Client and MPCA, Landmark provided oversight for the asbestos abatement during building demolition, prepared a design for construction bidding, oversaw contaminated soil removal, addressed multiple contingencies including the abandonment of a former well and tunnel as well as the removal of an underground storage tank, buried asbestos, and waterproofing material on a former swimming pool.
