Phase I Assessments

Over the years, Landmark personnel have conducted hundreds of Phase I Environmental Site Assessments (ESA’s) for a wide variety of properties. In most of these cases, Landmark was hired to conduct the ESA’s in accordance with applicable ASTM standards. However, many of the ESA’s involved a level of effort and scope of work that went well beyond the basic ASTM standard in order to meet the more comprehensive requirements of the MPCA VIC program guidance documents or client specific-requirements. The ESA’s in the future will also meet the new U.S. Environmental Protection Agency (EPA) All Appropriate Inquiry (AAI) requirements.

Phase II Investigations

 

We have designed and implemented a wide variety of soil and groundwater investigations. We offer expertise in conducting a variety of investigations including:

* Soil investigations including the use of a hand auger, Geoprobe® or traditional drilling techniques and test trenching
* Groundwater investigations and monitoring
* Soil vapor investigations
* Surface water sampling
* Sediment sampling
* Asbestos and lead paint surveys
* Electromagnetic or geophysical surveys
* Sewer surveys
* Hazardous material inventories
* Ambient air monitoring in buildings

We offer a full range of investigation services by teaming up with other engineering, drilling, and laboratory companies, providing experts in conducting all necessary field work and providing quality analytical laboratory services.

Landmark has first-hand experience in conducting a number of risk-based evaluations to determine if further investigation or remediation is necessary or likely to be required by government agencies. We are familiar with the risk screening criteria published by the government agencies and understand how source, transport, and receptor information relate to how the criteria are applied to various land use categories (e.g. residential, recreational, commercial or industrial). We are also familiar with the MPCA and EPA requirements for using institutional controls, such deed restrictions, property affidavits, and engineering controls.
