AND MINNEAPOLIS MOLINE SITE CLEANUP PROJECT SUMMARY

Landmark designed the remediation of a 10-acre property in Hopkins
prior to its redevelopment into a new state-of-the-art automobile sales and service facility. Landmark prepared the Response
Action Plan for contaminants of concern that included metals, polynuclear aromatic hydrocarbons and petroleum-related contaminants.
Landmark then provided oversight during property redevelopment.

Because the new building and asphalt parking areas cover most
of the property, Landmark was able to negotiate cleanup goals with the Minnesota Pollution Control Agency (MPCA) that allowed
marginally impacted soil to remain on-site under the building and asphalt. This resulted in a significant cost savings for
the client.

The redevelopment required significant earthwork including excavation
for utilities, soil correction under the building, site grading and an underground stormwater retention system. After excavating
known “hotspot” areas, Landmark successfully managed several contingency issues including unexpected petroleum-impacted soil
and groundwater encountered during construction of the underground stormwater retention system. Landmark designed an innovative
soil vapor venting system that was approved by the MPCA. It was constructed with two vent pipes equipped with a rotary turbine
to aggressively vent the stormwater system to prevent vapor build up.
